Our agency aims to provide competitive services in the real estate market, selling and managing residential property. Our overall mission is to ensure the provision of high-quality services that exceed customer expectations. The responsibilities of a Property Manager are extensive and varied; however, you will primarily be accountable for the overall management of residential and some commercial properties on behalf of and to the satisfaction of the owner and the tenant. The principal challenge in this position is to increase our property management portfolio and to devise innovative strategies to obtain an increase in net management revenue. Responsible for working in a team, the individual will be expected to demonstrate commitment and loyalty and perform all duties in accordance with the organisation's office routines and procedures, keeping in mind the overall business objectives. Responsibilities include: Conduct regular routine inspections when scheduled and promptly action maintenance and reports. Monitor rent arrears daily and action. Manage tenancy renewals under time constraints and increase rents where possible. Issue and follow up on property maintenance work orders. Conduct entry and exit inspection reports in a timely, thorough fashion. Issuing of breach notices and other notices as required. Manage bond refunds. Liaise with the Leasing Officer regarding new Tenancy Sign Ups. Work with the Leasing Officer to list available property for rent and provide regular accurate feedback to relevant parties. Preparation of lease agreements, bond forms, Tenant Sign Up Packs, entry and exit reports. Preparation and lodgement of Tribunal claims on behalf of Clients and attend as their representative. Ensure accurate filing of all documents either electronically or in hard copy in conjunction with the Leasing Officer and Office Manager. Record all appointments in electronic diary. Maintain high-quality standards in delivery of services. Keep up to date with relevant legislation. Advise Clients of activity relating to their investment property and ways of improving rental returns with property improvements and maintenance. Follow instructions by the Client providing they are within the provisions of legislation and our Managing Authority. The successful candidate will have: Licence or Certificate of Registration. Previous Property Management experience. Experience with Property Me. Excellent time management and communication skills. #J-18808-Ljbffr
