Role Purpose The key purpose of the Operations Manager is to be the strategic lead to safeguard the seamless functioning of all operational elements, ensuring a positive experience for staff, contractors, retailers, and customers. The Operations Manager's leadership will be instrumental in maintaining the highest standards of safety, compliance, cleanliness, emergency preparedness, and efficiency throughout the centre while nurturing a professional environment.

This role creates a culture of high performance that strives to exceed industry best practice. It is acknowledged that due to the nature of the position and the industry in which Vicinity Centres operate, there is a requirement to work outside of normal business hours.

Key Accountabilities People Leadership Complete all elements of the annual performance cycle by the due date (including goal setting, mid-year reviews, EOY conversations). Conduct regular 1:1's, team meetings, and development conversations - minimum monthly cadence. Manage performance issues effectively, respectfully, and in a timely manner. Conduct quarterly development conversations with all direct reports. Ensure 100% compliance training is completed on time for the team. Deliver all health and safety, risk, and compliance requirements across the team. Demonstrate commitment to building own capability as a people leader. Create a workplace culture that embraces & values health & safety to reduce potential incidents and injuries. Oversee activity within retail, commercial, and residential assets on the property, supported by the Assistant Operations Manager. Cultivate and nurture talent within the team for sustained growth of direct reports. Operational Management & Accountability Manage operational contracts to ensure optimum value is realised for expenditure. Maintain quality contract documentation by conducting monthly KPI's with action plans/rectification where items are not achieved. Focus on cleaning and hygiene, presenting the assets to a high standard each day for retailers, consumers, and staff. Manage the security contract to provide a safe and secure site through active leadership and high levels of contractor engagement. Act as the primary conduit to respond to retailer enquiries or complaints. Support the National Capital delivery teams to help deliver improved presentation standards through targeted capex programs. Ensure the shopping centre is compliant with legislative obligations, Australian Standards, and Vicinity procedures. Manage annual essential safety measures obligations and certification with support from the Assistant Operations Manager. Deliver presentations to wider audiences and facilitate training sessions for essential staff members. Contribute to the implementation of Environment Social and Governance initiatives at the centre. Cooperate with the regulator when HS&E issues arise. Experience & Capabilities Essential Experience A leader with a track record of achieving positive outcomes by creating a high-performing culture. Experience in operations management of retail and mixed-use assets. Experience managing complex building services with cleaning and security contracts. Demonstrated ability to deliver projects on time and budget. Maintain a risk register and documentation for H&SE audits. Ensure the building's Annual Safety Measures Certification is achieved. Operate emergency management control equipment on site. Chief warden training with experience in managing emergency scenarios. Maximise building efficiency and manage a sustainability program. Critical Knowledge Understanding of contractor management and compliance. Ability to develop and administer an operating and capital budget. Knowledge of creating short and long-term capital expenditure plans. Understanding of planned and ad-hoc maintenance programs. Manage the centre's lifecycle plan and asset register. Capabilities Strategic in approach and able to identify and deliver initiatives. Motivate, develop, and recognise team members. Deliver projects on time and within budget. Maintain industry knowledge for technical and operational information. Excellent communicator that leverages relationships for best outcomes. Why Vicinity?
