About the Role The Asset Manager, supported by a well-balanced team, will oversee a portfolio of commercial properties, ensuring optimal operations, financial performance, and tenant satisfaction.
Through proactive lease administration, effective cash flow management, and diligent property upkeep, the Asset Manager will enhance asset value and protect client interests while ensuring compliance with all legal and regulatory requirements.
You will have the support of Assistant Asset Managers and the facilities team, ensuring efficient execution of tasks and maintaining a high standard of property management.
Key Responsibilities Lease and Tenant Management: Administer commercial leases and licences, ensuring compliance.
Manage lease assignments, variations, and new leases.
Negotiate lease renewals and work with the leasing department to market vacancies.
Financial Management: Manage cash flow through timely billing, collection procedures, and capital expenditure.
Prepare annual budgets and forecasts for income, operating costs, and capital expenditure.
Monitor and control outgoings based on scope.
Property Operations and Maintenance: Oversee property operations, implementing scheduled works and managing emergency situations.
Coordinate inspections and liaise with tenants, contractors, and owners for maintenance.
General: Maintain accurate property records, ensuring compliance with legal and regulatory requirements.
Perform additional duties as required.
