As a Senior Project Manager, you will manage the delivery of a number of projects at any one time from conception to completion. You will report directly to the Head of Delivery and, at times, the Managing Director. You will also be responsible for managing and maintaining high-quality relationships and communication with our clients.
Design & Planning We see design as fundamental to the exceptional outcomes we seek. Your exceptional communication skills, design management, project administration, stakeholder engagement, and technical prowess make you the right person for this job.
Manage and drive the design process from concept through to design development and construction completion, striving for exceptional outcomes whilst managing constraints. Identify, procure and manage the design and consultant team, coordinating meetings, minutes and outcomes. Provide design input & coordination into DA all statutory approvals. Ensure design compliance with all building codes and legislation. Ensure design efficiency and buildability. Apply technical knowledge to address problems and determine action. Achieve key project deliverables, manage detailed development programs and meet timeframes. Integrate cost and risk management practices expertly designed specific to the pProject strategy and timeframes. Construction and Delivery We want someone who has, and builds long-term relationships in the development, construction and property sectors, is comfortable and experienced in collaborating to solve problems on-site, continuously strives for improved outcomes and owns the delivery of the Projects we manage.
Develop an informed and strategic builder procurement strategy and Manage the chosen tender/negotiation process and appointment. Coordinate ECI processes, design coordination, value management and D&C submissions, as relevant. Identify, program and coordinate relevant building approvals, operational works approval and utility connections, their costs and unique risks. Manage construction delivery from start to finish and the required timeframe. Manage design and construction programs and update them regularly. Provide advice and facilitate construction contract drafting and negotiations. Ensure the builder meets their contractual obligations through proficient contract administration, including site visits, progress claims, RFIs, EOTs, etc. Monitor projects on behalf of our clients ensuring health &and safety obligations are met, striving to maintain an incident/injury-free workplace. Manage and liaise with clients, suppliers/subcontractors, and other project stakeholders. Prepare all relevant reporting, e.g., monthly reports, project plans, PCGs, etc. Manage Plan Sealing and ensure DA compliance is achieved throughout the project. Manage Practical Completion and ensure testing, commissioning and certification are achieved, as required. Financial Management Collaborate with the team to produce feasibilities, budgets and early project strategy Identify and manage consultant, construction and statutory budgets Regularly update project budgets, costs to date, and cash flow forecasts. Prepare monthly finance and progress reports. Review and take accountability for project reconciliation and Total Development Costs. Monitor project performance against target profit Provide reporting to the Head of Delivery and Managing Director your projects' health, risks and opportunities across the portfolio. Monitor project scope, hours and service delivery. Relevant tertiary qualifications in property, development, construction, project management, or similar. Demonstrated 10 years experience working as a Design/Project Manager. Demonstrated experience in all stages of construction of residential projects - from inception through to completion. Social and affordable housing experience preferred. Demonstrate competency in Microsoft Office programs, including Microsoft Word, Excel, PowerPoint and Outlook. Car licence to assist with travel and site visits. Be a strategic thinker who can adapt to changing timelines and goals. Ability to thrive in a fast-paced, multi-task environment. Provide support, guidance and mentorship to the team. Develop a strong relationship with clients and colleagues. Effective communication skills when dealing with external consultants and internal and external stakeholders. Strong desire to learn, grow and implement new technologies and development strategies into our business model. Work under pressure at times to handle a wide variety of activities and confidential matters with discretion. Display confidence when dealing with others, along with well-developed written and verbal communication skills. Work with a high degree of autonomy and flexibility.
