Full timeA newly created position has arisen for an experienced and astute Development Manager to join this market leading company with a vision to create a lasting legacy for the next 100+ years. The primary purpose of the role is to ensure assigned projects are designed, approved, delivered, marketed and sold, from acquisition through to settlement. You will also identify, assess and execute acquisition opportunities.Reporting to the COO, primary responsibilities will include:Identify and assess potential acquisition opportunities including conducting market research, feasibility studies and risk assessments.Develop and present acquisition proposals, including financial analysis.Liaise with Acquisitions Manager to provide advice on design, approval and delivery risk issues and provide input into acquisition feasibility models and due diligence.Manage the day to day design, approval and delivery of all facets of land and building development on multiple projects from concept to registration of land titles and maintenance.Maintain commencement and working feasibilities including budget control, production program, cashflow forecasts and sales forecasts.Provide updated project costs, programs and cashflow forecasts.Oversee project financial management, including budget preparation, monitoring and variance analysis to ensure projects remain within budget.Prepare financial reports and updates, highlighting financial risks and/or opportunities.Engage and manage consultants and contractors to ensure efficient and effective delivery of civil works where applicable.Liaise with council officers to ensure acceptable conditions of development and compliance.Manage bonds with local authorities and internal forecasting of their values and release dates.Interpret civil design plans, building plans, regulations and codes of practice.Co-ordinate with building manager to ensure smooth transition of land delivery for building commencement.Timely resolution of project issues and obstacles, ensuring minimal impact on project timelines and budgets.Our ideal applicant will have at least 5 years experience in a similar Development or Property related Management role. You should have proven experience in identifying, assessing and executing property acquisitions, including market research, feasibility studies and due diligence.We need a person with strong skills in budgeting, forecasting and variance analysis with the ability to use financial data to make strategic decisions. Your previous experience using feasibility modelling to assess project viability will stand you in good stead.
