For more information about the firm please visit our website at www.Nuveen.comOverview of the Role:The Senior Associate role is an important front office resource who will provide vital financial analytics, debt portfolio management, relationship management, transaction sourcing and execution as well as general business support to the Asia Pacific (APAC) Debt business based in Australia.Working closely with the Senior Director and the Head of Debt, the successful candidate will undertake deal screening, financial analytics, the composition of Investment Committee (IC) papers, deal closing and on-going debt portfolio management. Further, the Role will have extensive exposure to internal stakeholders, particularly to the Investment Committees, TIAA General Account Portfolio Managers (TIAA GA) and third-party investors. The role is to be a permanent position with a commencement date as soon as possible in 2025.The role requires a reliable and motivated self-starter with Commercial Real Estate (CRE) Debt experience in the Australian market. They will be part of a high-performing team culture and workplace that is committed to executing the growth ambitions of the APAC Debt business.Key responsibilities:Deal screening and financial modelling of loan investment opportunities, in particular sensitivity and scenario analysis across risk and returns, due diligence on the underlying projects/assets and market research.Preparation of indicative terms and terms sheet documentation for investment opportunities with Sponsors / Borrowers.Preparation and co-ordination of business line and IC papers seeking approval for new loan investment opportunities. This will involve liaising with various stakeholders and teams including certain IC members, the TIAA GA, risk department, risk ratings, research, sustainability and the real estate equity teams (development & asset management) as part of the approval process.The review of legal documentation on transactions and input to Lender and Borrower negotiations.Coordination and management of deal closings, in particular the management of conditions precedent to signing / funding across external consultants and internal process requirements as well as responsibility for funding mechanics.Debt portfolio management, including relationship management, covenant monitoring and pro-active dealing with necessary variations and approvals.Assistance on third-party capital raising initiatives for the APAC Debt business including debt funds and separate account mandates. This will include investor relations, pitch and marketing material, the provision of due diligence information and other ad hoc requests from existing or potential third-party investors.Preparation of periodic reporting requirements (ad-hoc, quarterly, half yearly and yearly) for the local business and clients including assistance with financial management reporting, new product /sector initiatives and management updates.Provision of periodic data for the debt team– e.g. swap rates, general real estate market research and updates across both equity and CRE debt investing.Periodic review of procedure manuals for relevance and compliance acknowledging the growing APAC Debt business and product offering.Management of various systems across funding, risk and AUM exposures.Management of various third-party consultants for the APAC Debt business.The building of strong real estate debt relationships with other Nuveen Real Estate and TIAA businesses across Asia, UK, Europe and the US as appropriate to assist with deal and business strategy execution.The maintenance of strong external networks and relationships across the CRE market in Australia and New Zealand including Sponsors, Borrowers, Investors and Consultants to assist with the growth and positive reputation of the APAC Debt business in the market.Contributing to the improvement of performance and best practice for the team to gain efficiency and effectiveness in executing the APAC Debt business strategy.Qualifications & Experience RequiredAdvanced academic standing, preferably in business, accountancy finance, real estate, or legal disciplines.Reasonable work experience within the CRE Debt market in Australia and/or across CRE funds management, banking or the property industries.IT skills - Microsoft Office including advanced Excel, PowerPoint and Word use.Key technical skills required include financial modelling, report writing and to undertake the portfolio management role with a high level of attention to detail.Competencies RequiredStrong communicator in both verbal and written, using various mediums such as emails, report writing and marketing materials.Strong organisational and time management skills, with a proven ability to set and work to priorities and deadlines.An ability to work independently and across business functionality as required.A desire to outperform, illustrating flexibility and a shared desire to achieve investment performance and APAC business strategy execution.A strong sense of 'team' and a strong focus on client/investor requirements.Strong analytical skills and ability to create and run detailed financial analysis, and advanced report writing.A risk-based approach with strong problem-solving skills in order to still progress transactions.Abide by Nuveen's company values.Additional InformationThis role requires no regulatory designation or registration.Nuveen is committed to providing equal opportunity across all employment practices and we believe our employees have a right to a diverse and inclusive workplace.Nuveen offers support for those who need assistance with our online application process to provide an equal employment opportunity to all job seekers, including individuals with disabilities.
