Position Overview
We are looking for a hands on Real Estate Manager to plan and implement strategies for real estate across Ralph Lauren ANZ. This is an amazing opportunity to join the RL family. This role will be based in The Rocks, Sydney Australia and will report directly to the Real Estate Senior Director APAC and the Managing Director ANZ.
• Prepare city ecosystem mapping and identify white spaces for new store opening
• Partner with Retail and Finance to support annual budget and long-range-plan roll-up
• Focus search for new store locations based on the defined white spaces in the long-range-plan, negotiate commercial terms and landlord handover conditions to optimize P&L financial returns
• Develop and maintain strategic relationship with landlords and agents
• Prepare project package including qualitative and quantitative market analysis for project review
• Coordinate with Retail, Finance and Store Development Departments to build business case and proforma for business case evaluation
• Support Finance to finalize deal approval package for functional reviews and approvals
• Structure LOI and TA provisions to maximize corporate interests and create business values
• Liaise with Legal Department to review and finalize contractual agreements and execution memos in full compliance to Corporate Real Estate principles and procedures
• Coordinate with Store Development Department to update real estate pipeline to reflect new store opening, expansion, renovation and consolidation
• Review existing real estate portfolio, manage expiry critical dates, identify opportunities for optimizing operating costs through strategic restructuring and negotiate commercial terms to optimize returns
Experience, Skills & Knowledge
• Minimum of 8 years real estate and/or business development experience with retailers, landlords or retail agents (retailer background is of advantage)
• Proven track record for managing Australia market
• Strong organizational skills to manage sizeable active store pipeline and competing priorities
• Ability to work collaboratively with multiple internal and external stakeholders
• Robust problem-solving skills to analyze and resolve complex business issues
• Great numerical skills, fair knowledge on lease accounting and ability to interpret financial model
• Advanced knowledge and experience in structuring complex deals to maximize corporate interests and business values
• Highly attentive to details and be able to deliver accuracy
• Result-oriented with the ability to drive through key objectives
• Seasoned communication skills and ability to quickly establish strong credibility with proactiveness with both internal and external stakeholders
• Strong business network in the retail real estate market
