We are seeking a highly experienced and results-oriented National Capex Manager to join our Property Management team. The opportunity will play a pivotal role in overseeing the capital expenditure (Capex) processes and strategies across our national portfolio of properties. Reporting to the Head of Operations, this individual will collaborate with various stakeholders to ensure efficient execution of property Capex projects, maximise return on investment, and maintain asset value.

Key accountabilities include: Collaborate with property management teams, JLL National EHS Manager, asset managers, and senior leadership to understand property-specific Capex requirements and objectives, including Safety in Design.Implement standardised Capex procedures, processes, and documentation to guarantee consistency and efficiency across the national portfolio.Ensure compliance with regulatory requirements and manage risks associated with capital expenditure projects.Assist in creating, reviewing, and refining capital expenditure budgets and plans, ensuring alignment with asset strategies and financial targets.Conduct thorough asset needs analysis, identifying areas requiring capital improvements and determining the most suitable solutions.Assist in sourcing suitable contractors, suppliers, and vendors for capital projects and manage the procurement process. Coordinate with vendors, suppliers, and contractors to solicit competitive bids and negotiate contracts for Capex projects.Assess the environmental, social, and governance (ESG) impact of capital expenditure projects and integrate sustainability considerations into investment decisions.Before you apply, it's also worth knowing what we are looking for: You have an impressive track record developing and executing capital expenditure strategies across a large property portfolio with a strong understanding of property management concepts and practices, building systems, maintenance, and construction.
Superior written and verbal communication skills are essential, and you can interact confidently and effectively with stakeholders at all levels.
Proven project management skills including the ability to successfully plan, coordinate, and deliver multiple projects simultaneously within budget and timelines are required.
You can analyse complex data and financial information to support decision-making, ensuring the best use of resources, and can adapt in a fast-paced, changing environment, managing competing priorities effectively.
