We are now recruiting for a Maintenance Manager to join our inaugural team at INDI Sydney.
About INDIIndi has arrived in Sydney and is the first purpose-built BTR building in Sydney CBD. The building is also located above the southern entrance of Gadigal Station, part of the Sydney Metro City and Southwest line. The RoleWe are looking for an experienced Maintenance professional to join our team full-time. You will manage the maintenance of apartments, common areas, and the building exterior. As Maintenance Manager, you will oversee all building facilities activities, including preventative and reactive works. You will work with internal management, external partners, and contractors to maintain high asset quality and presentation. Additionally, you will ensure compliance with safety standards and promote a culture of safety for all employees.
Providing exceptional customer service by building strong relationships with key stakeholders (internal and external) and responding to maintenance requests promptly.Ensuring all areas of the asset are maintained to the highest presentation standard and safety levels.Managing on-site contractors, including induction, performance monitoring, and task completion.Monitoring and maintaining the building management system (BMS) and energy management system (EMS).Overseeing all apartment turnover activities in line with make-good procedures and timelines.Collaborating with Head Office H&S to foster a culture of safety and oversee all facilities-based legal and compliance activities.Developing and maintaining a preventative maintenance plan to ensure compliance items are met.Assisting in the formulation of budgets and regularly monitoring P&L performance against targets.Offering emergency out-of-hours support and guidance to on-site teams.Working both on the tools and administratively.Assisting with the development of service contract scopes and the tender process.Maintaining terraces, garden beds, fire stairwells, storerooms & waste rooms.Establishing systems and procedures for preventative maintenance programs.Assisting other staff and residents with training in preventative maintenance and health and safety issues.Monitoring spare parts stock levels and reporting low levels.Liaising with the General Manager for apartment departure inspections and repairs.Managing external contractors' work and providing progress updates to the General Manager.Overseeing construction handover, managing the defect liability period, and recording, reporting, and assisting the General Manager in addressing all building defects in conjunction with clients and construction representatives.You will work closely with internal management, external partners, and contractors to maintain high asset quality and presentation, ensuring compliance with safety standards and promoting a culture of safety for all employees.
Additional hours may be required for urgent works, modification & emergency call outs.
About YouThe ideal candidate will have the following:
Demonstrated experience in general property and grounds maintenance and repairs (including electrical, plumbing installations and building maintenance)Prior experience in a supervisory role within a maintenance departmentUnderstanding of OH&S principles and chemical handlingEffective verbal and written communication skills with staff, owners, tenants, and contractorsNational Police Check (completed within last 3 months), at your own costUnrestricted work rights in AustraliaTrade qualification as a Mechanical Engineer, Electrician or Plumber (highly desirable)Join our TeamTell us about all the amazing qualities you can bring to INDI Sydney and Essence Communities.
