JOB DESCRIPTION
Role Responsibilities
Act as the primary marketing contact for Onsite teams for an assigned portfolio of sites.
Provide ongoing marketing support and develop tactical marketing campaigns and individual asset marketing strategies that promote each community's brand and achieve its business goals over the life of the asset.
Assist onsite teams with establishing and implementing social media strategy, email marketing, advertising websites, content, and overall customer experience.
Analyze reports and present marketing performance data to internal and external clients by gathering and researching available sources of business intelligence data and proactively monitoring asset status to set short and long-range marketing plans.
Work with design agencies, consult on creative scope of work, distribute requests for proposals, and project manage property branding initiatives to ensure high quality and timely completion of branding deliverables.
Manage and organize the storage of all marketing assets and maintain digital assets.
Meet with advertising and marketing partners on a regular basis, review proposed service contracts to confirm preferred rates and ideal service levels, recommend creative service providers, monitor and manage advertising suppliers for product performance and service quality, and fine-tune services/budgets in place as needed to achieve optimal results that support asset performance goals.
Support and collaborate on new business development regionally.
Support and contribute to marketing budget recommendations at each individual asset and monitor spend to align with ROI benchmarks.
Core Competencies and Other Responsibilities: Complete various human resources, financial, administrative, and other reports and analysis, and perform other duties as assigned or as necessary.
Adapt departmental plans and priorities to address resource and operational challenges.
Make decisions guided by policies, procedures, and Regional/Divisional business plan; receive direction from direct supervisor.
Organizational Responsibilities: Identify areas for improvement and offer suggestions to improve efficiency and productivity.
Monitor market trends which may impact occupancy and leasing effectiveness within the portfolio, recommend changes and response strategies to offset market downturns or opportunities, and provide feedback and recommendations to Operations on improving struggling asset performance and maximizing revenue generation on performing assets.
Keep abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching and/or subscribing to professional publications, and utilizing other appropriate methods to obtain business and professional information, and apply knowledge and practices to area(s) of responsibility.
About You
Bachelor's degree in marketing or communications, or related field, and/or 3-5 years equivalent experience is highly preferred.
Demonstrated ability to read, write, and communicate effectively to prepare and explain data to team members.
Demonstrated proficiency in Microsoft Office Suite, Property Management Software (PMS), Lead Management Systems, web-based creative platforms, and database management programs in order to complete required reports and communication materials.
Experience utilizing social media tools, platforms, and performance analytics.
Experience in consumer and content marketing is desirable.
