About the Role In a period of continued growth, we are now looking for an experienced Facilities and Asset Manager/Business Manager to oversee and optimise the Nexus asset portfolio, and provide business management to the maintenance branch of our social enterprise SEED.
Working collaboratively across Nexus, the Facilities and Assets Management part of this role involves strategic planning, financial analysis, and compliance with relevant regulation to ensure efficient utilisation and financial sustainability of our asset portfolio to support the delivery of high-quality services to people living with disability.
The Business Management part of this role involves working with the maintenance team of our social enterprise SEED (Social Enterprise, Employment and Diversity) to connect them with maintenance opportunities across Nexus assets and facilities, as well as sourcing new external maintenance contracts.
The workload split for the position will be .8 FTE in the Facilities and Asset Manager role and .2 FTE for the SEED Business Manager position.
Key Responsibilities The role of the Facilities and Asset Manager/Business Manager includes the following duties: Ensure the Nexus fleet, properties, and asset management is optimised, processes are efficient, asset lifecycles are effectively tracked, and assets are appropriately insured.
Identify, develop, and implement polices, strategies and services that provide an assets and property management program for Nexus that is customer focused, sustainable and effective.
Lead Nexus asset management and maintenance to ensure sustainable and customer focused service.
Engage with service providers to develop annual programs to ensure current and future customer needs are catered for.
Develop partnerships with suppliers to ensure Nexus programs have easy access to goods and services.
Plan, lead, and contribute to reviews and change management directed towards enhancing service delivery, facilities, and initiatives to meet client needs.
Lead ongoing continuous improvement reviews of portfolio services to ensure effective, efficient, and aligned services to the customer needs.
Ensure effective financial management through efficient and regular monitoring of the assets, property budget.
Ensure assets meet relevant legislation standards, Quality and Safeguarding obligations, and WH&S requirements.
Manage Nexus' tenanted properties, including lease agreements, tenant complaints and disputes, maintenance repairs and regular inspection.
Identify, develop, and implement external growth opportunities for the Social Enterprise maintenance team.
Work with the Nexus Customised Employment staff to ensure the SEED maintenance teams complete projects to a high standard and meet client service level agreement expectations.
About You Qualifications / Experience (Selection Criteria): The following selection criteria must be addressed by candidates using their relevant personal and professional skills, qualifications, training, competencies, past achievements and areas for development.
Knowledge of and familiarity with the principles and practices of budgeting and relevant accounting and financial procedures.
Experience and knowledge of infrastructure asset management including the development and implementation of asset management strategies, policies, and plans.
Experience building client relationships, and sourcing and developing business opportunities Strong problem-solving and analytical skills to troubleshoot and resolve data-related issues.
Excellent verbal and written communication skills to effectively collaborate with team members and stakeholders.
High level of accuracy and attention to detail in managing data systems and documentation.
Demonstrated high level of personal integrity and ethics with the ability to always maintain confidentiality and discretion.
Working in the disability sector means you will also need the following: Current National Police Check (no more than 6 months old) Current Working with Vulnerable People Card (with a NDIS endorsement/employment type) Unrestricted Tasmanian Driver's license Note: A pre-employment physical will be required for this role (including drug and alcohol testing).
