Reporting to the Head of Property Asset Management, this role works closely with AAL's Property Asset Management and Facilities Maintenance teams to support the provision of improved facilities management and service provision across Adelaide and Parafield Airports diverse and dynamic commercial and industrial portfolio in order to grow tenant engagement and satisfaction.
Key duties and responsibilities Main point of contact for all AAL tenants on all service and building operations matters for the managed portfolio; Manage interface with AAL's Facilities Maintenance team and contractors; Identify areas of risk and opportunity in relation to maintenance and capital works, developing and implementing plans to achieve commercial targets and optimise lifecycle cost of facilities; Support the delivery of the Property Asset Management team's Asset Business Plans and all other strategic and asset planning initiatives; Communicate and embed Operations and Environmental initiatives (e.g. building compliance and safety, environmental including energy and water usage, waste, recycling and key procurement and contractor management priorities); Oversee tenant lease obligations and compliance including Make Good works and/or settlements in lieu; Liaise with the Facilities Maintenance team to coordinate and manage all work orders, identify, implement and maintain preventative maintenance schedules and risk management procedures/compliance, asset management; Manage all financial workflows associated with tenancy works; Assist with collection of tenant asset maintenance service records; Prepare monthly report to track tenant service requests, key issues, outcomes of tenancy inspections, project status and project pipeline; Analyse regular call outs, reactive maintenance, and other requests to inform amendments to asset maintenance plans and preventative maintenance schedules; Assist the Head of Property Asset Management with the preparation of annual budgets and financial reporting. Essential Minimum 5 years Facilities/ Property Management experience; Qualification in Facilities Management or Bachelor in related field including Building/ Business; Current valid Driver's license. A Diploma in an Engineering discipline, Electrical or Mechanical preferred or trade background will be highly regarded.
