The successful candidate will be responsible for the division's P&L, maximizing profits by establishing the business plan, achieving forecasts, and ensuring customer satisfaction. They will also be responsible for all operations of the division, including sales, production, warranty, product design, land acquisition and development, and all financial metrics.The role requires a deep understanding of market dynamics, financial structures, site plans, development strategies, and sales strategies to achieve a high velocity, high margin sales pace to meet financial metrics.The ideal candidate will have a Bachelor's degree in business, real estate, finance or related field, and at least 10 years production homebuilding experience in a senior management role. A Master's degree in business, finance, real estate or related field is highly desirable. The candidate should have in-depth knowledge in all aspects of the homebuilding industry, including residential real estate laws and zoning requirements, contract language, and the ability to identify critical elements. They should also have familiarity with local residential housing markets and topographical effects on development.The role requires a high drive individual with demonstrable track record of independent achievement, strong organization skills in a high-paced work environment, and a strong work ethic and commitment to implementation and execution.The successful candidate will be responsible for setting and driving the land acquisition strategy for the market, coordinating with the Land leader to ensure the acquisition, zoning, and development processes are on track. They will also be responsible for creating and implementing AWH strategic plan for the division operations over a 3-year period to achieve financial objectives.The role requires excellent analytical and problem resolution capabilities, ability to respond to common inquiries or complaints from customers, regulatory agencies, or business community members, and superior ability to successfully multi-task and utilize project management skills.The ideal candidate will be a strong leader and team focus, with the ability to grow talent and lead with humility and authority. They should have knowledge of basic land development process, financial analysis, and proforma creation, and property acquisition structures such as option contracts, mezzanine financing, joint ventures, assemblages, and land banking.Physical and mental demands of the role include sitting or standing for long periods, moving around the work environment as needed, ability to oversee direct reports daily, and ability to access, input, and retrieve information from a computer and/or electronic device. The role requires occasional lifting up to 20 pounds and ability to operate a motor vehicle.Work is generally performed in a typical office environment using standard office equipment. Work is typically sedentary in nature, but some walking and standing may be required. Travel to field locations (neighborhoods, land opportunities) will be required.
