Purpose & Overall Relevance For The OrganizationThis role is responsible for maximizing the profitability of the Market Retail Portfolio by securing Real Estate in alignment with the adidas store growth targets for the dedicated region, managing depreciation line (CAPEX) & ongoing investments as the Store Development lead.
This function will be accountable for identifying potential sites, assessing their viability, lease negotiation of sites as well as ensuring that financial hurdles are met in the overall development of adidas Group store locations. In addition to delivering your own projects, you are also responsible for managing the Store Development (SD) team to ensure all projects within the market are delivered on time and to budget, while maintaining high F&M standards throughout the store lifecycle.
Key ResponsibilitiesFunctional Real Estate:Identify and evaluate all real estate opportunities through executing strategic portfolio planning, site visits, site selection metrics and criteria, demographic analysis and research to ensure the best locations for the brand are secured.Manage metrics and criteria for site selection decisions (research analytics, financial performance, revenue prediction models).Negotiate letters of intent and key lease deal points to the brand's advantage, ensuring compliance with EM lease guidelines.Present the adidas Group's retail concepts to prospective landlords.Identify franchise opportunities with multiple and cross-border landlords to achieve the best possible deal making.Manage external Real Estate resources in locating and evaluating potential sites, especially cross-border strategic landlords.Manage the creation of site justification packets as part of the capital approval processes (BPM).Evaluate existing store portfolio to actively drive rent reductions, recommend lease renewals and terminations, and negotiate renewals and extensions where appropriate.Oversee reliable, accurate, and timely data maintenance.Identify possible rent savings and cost avoidance opportunities.Functional Store Development:Manage and support the service providers to define & set SLAs (Service Level Agreements) with all related services to ensure stores are always presented to a high standard and all H&S (Health & Safety) protocols are met.Work with procurement and the agreed finance policies and processes (Tender) to ensure all purchases and appointments are done in line with agreed market protocols.Coordinate projects with all back-office DTC teams and key cross-functional teams to ensure projects are delivered to the highest possible performance standards.Report quality issues in real time using provided standardized processes & provide market forecasts.Identify and produce efficiencies in store development work, whether fiscal, time, or resources.Evaluate the competencies of subordinates on a regular basis and provide prompt feedback and guidance to drive high performance.Key RelationshipsInternal: EM Real Estate and Store Development, Regional DTC EM (Market Expansion, Retail Operations / Excellence, Franchise, Finance, Legal & Compliance, HR, IT, and Facilities and Workplaces).External: Landlords, Managing Agents, Customers, Partners, and External Vendors/Suppliers.Knowledge, Skills And AbilitiesStrong communication skills.Strong process and project management skills.Proficiency in MS Office Applications (Excel, Word, Outlook, and PowerPoint). Knowledge in AutoCAD is a plus.Ability to influence and drive consensus and solutions with cross-functional teams.Ability to write reports and business correspondence.Fluency in English (speaking, reading, and writing); additional language skills are beneficial.Ability to travel both domestically and internationally as needed.Geographical mobility.Strong knowledge of Real Estate regulatory controls and policies.Requisite Education And Experience / Minimum QualificationsFunctional: > 6-8 years retail-specific real estate site selection experience, preferably with a major mall-based retailer.Industry: ideally in apparel/fashion/shoes or FMCG.Exposure: Sports, store implementation, Real estate community, legal partners.University degree with an emphasis in real estate or finance preferred, or equivalent professional experience.adidas celebrates diversity, supports inclusiveness, and encourages individual expression in our workplace.
