Senior Title Officer

Position Summary:
The Title Department Senior Title Officer will search, analyze, and evaluate records for land, homes, and other property to properly underwrite the risk associated with the issuance of title insurance. This position actively supports Escrow Officers, Title Officers, Title Examiners, and customers by producing title reports, answering questions, and doing additional research. This position works on high-liability and complex transactions, often working with underwriting staff on the proper issuance of title insurance products.
Responsibilities:

Research requests to ascertain types of title evidence required and to obtain descriptions of properties and names of involved parties.
Determine the scope and length of the search to comply with company and underwriter's procedures and guidelines.
Search real estate and other pertinent records to determine the items that affect the title, including but not limited to, ownership records and liens or encumbrances on the title.
Examine title search documents to determine the appropriate requirements to clear title, exceptions from coverage, legal description, and vested owner of subject property to be included in the title commitment.
Select appropriate write-ups for commitments and policies, both standard and extended coverage, and write error-free instructions to typist for same.
Ensure that title products are completed in a timely manner and are of the highest quality.
Verify that title insurance rates and coverage provided on the title commitment are given in accordance with instructions received by the insured parties of the transaction and in accordance with our office and underwriting guidelines.
Prepare property reports and title commitments and revise as necessary.
Confer with realtors, lending institution personnel, buyers, sellers, contractors, surveyors, and courthouse personnel to exchange title-related information or to resolve problems.
Understand property law terminology to effectively communicate with legal professionals, surveyors, escrow officers and underwriting staff.
Make independent decisions regarding the effect of individual documents as they relate to the issuance of title insurance products.
Comply with all professional standards of title examinations and analysis while using real estate industry software and search tools.
Review title documentation prior to filing per the requirements of applicable geographical jurisdictions as well as documentation necessary for real estate transactions.
Communicate with office staff and clients regarding issues with requested title insurance coverage or defects that may impact the closing of a transaction.
Communicate to supervisors any issues that may affect the closing of a transaction and any circumstances that may lead to a client or customer dissatisfaction.
Reconcile title problems and accept responsibility for loss claim investigation.
Demonstrate a high level of expertise in handling complex endorsement requests.
Manage and develop client relationships to ensure future title insurance transactions.
Correspond with lenders, builders, real estate agents, and attorneys regularly.
Receive, research, document, and manage title insurance claims.
Correspond with underwriter and clients regarding progress and status of title insurance claims.
Engage with Title Lead and Management in the management and resolution of title insurance claims.
Maintain professionalism in all verbal and written communication as well as appropriate security and protection of sensitive and confidential data.
Manage priority of work and manage workflow of title associates.
Provide training, education, and mentorship of junior associates.
Collaborate with COO, CEO, and others on title department processes to ensure customer service, productivity, and staffing goals are met.

Accountabilities:

Respond to customer inquiries and questions within one business day.
Generate title reports in a timely manner, in accordance with business demands.
Communicate regularly with General Manager on workload and work assignments.
Submit high-liability approvals to underwriter promptly and respond to underwriter in a timely manner to ensure underwriting is complete.
Respond to all claims inquiries within two business days.
Manage, train and mentor junior title staff.
Maintain proper files and documentation of claims to ensure tracking.
Work overtime as required to meet client needs.
Consistently produce error-free work.
Ensure that productivity and customer service goals are met for the team as well as individual associates.
Actively collaborate with Business Development, Title Production & Escrow Leads on staffing, training, and departmental needs.
Collaborate with the executive team on strategic planning, budgeting, and staffing.
Spend 10% or more of time actively supporting the team in training, mentorship, or management.

Qualifications:

High School diploma, GED, or significant work experience.
Knowledge of Microsoft Office applications.
Ability to read and interpret documents.
Detail-oriented and professional; able to handle confidential information.
Effective communication, both verbal and written.
Able to follow all company procedures and policies including meeting the company customer service expectations.
Strong research and investigative skills.
Knowledge of title insurance, regulatory guidelines, legal documents, and real property law.
Familiarity with real estate mapping.
At least three years' experience in a title officer position.
