Dedicated learning & development programs Highly awarded workplace culture including WGEA "Employer of Choice for Gender Equality" The Opportunity: Reporting to the Asset Manager, the Senior Property Manager will be responsible for the management of a portfolio of industrial assets across Melbourne/VIC with a focus on delivering exceptional customer service to our clients while maximising the investment performance of the assets.

What You'll Do: Communicate effectively with customers and Asset Management teams, including finance, operations, facilities, and senior management. Build relationships with landlords, tenants, and other business operatives. Manage finances: handle arrears, set payment dates, issue default notices, review and approve monthly rent rolls, and ensure timely invoicing. Collaborate with a management accountant for all property accounting procedures, including accrual accounting. Prepare annual budgets and reconcile outgoings according to legislation and leases. Ensure lease administration, fully executing and recording all documentation. Report monthly on tenant issues, financial data, budget variances, arrears, vacancies, expenditure, and defects with remedial actions. Meet regularly with the Operations Manager and coordinate maintenance requests. Manage assets and tenants: negotiate rent reviews and lease renewals, conduct inspections, optimize operation costs, and attend property management meetings. During construction, attend meetings with the delivery team and customer to understand building operations and foster a positive relationship with the new customer. What We're Looking For: Demonstrated property management experience within industrial or commercial property experience Current Drivers Licence and a vehicle Proficient with Microsoft Office Suite Excellent written and verbal communication, with strong numerical and reporting skills (experience with SAP, C4C or other accounting related software would be considered highly advantageous) Strong interpersonal skills with the ability to develop and maintain effective working relationships with internal and external stakeholders Don't quite meet every single requirement but still believe you'd be a great fit for the job?
