Financial Reporting and Analysis: Prepare timely and accurate financial statements for the property management portfolio, including monthly, quarterly, and annual reporting, in the required formats by agreed deadlines.
Coordinate month trial balance reporting and distribute to endlease on time.
Coordinate monthly GST reporting and distribute to Lendlease on time.
Undertaken a detailed accruals review for each asset at 30th June and 31st December each year.
Conduct detailed financial analysis to identify trends, risks, and opportunities for improvement.
Develop and maintain key financial performance indicators for regular monitoring and reporting.
Perform reviews of balance sheet reconciliations across the portfolio.
Review bad debt provisions, tax schedule and year end packs (including IFRS reporting).
Ensure that reporting to Mandate clients is compiled in the agreed format and submitted by the agreed deadlines.
Budgeting and Forecasting: Collaborate with property management teams to develop annual operating budgets, incorporating financial projections, market trends, and portfolio goals.
Monitor budget performance and provide actionable insights to drive cost optimizsation and revenue growth.
Support property management teams in the financial evaluation of new opportunities and initiatives.
Review asset modelling for all assets to ensure it aligns with policies and house views agreed with Lendlease.
Review consolidated cash flows and reporting packs to ensure completeness and accuracy before distributing to Lendlease.
Ensure the annual budget pack is completed by the site teams and distributed to Lendlease on time.
Ensure Mandate budgets and forecasts are completed in the agreed format and submitted by the agreed deadlines.
Cash Flow Management: Oversee cash flow forecasting, ensuring sufficient liquidity for property management operations.
Implement effective cash management strategies, including accounts receivable and accounts payable optimisation.
Internal Controls and Compliance: Establish and maintain strong internal controls and financial policies within the property management portfolio.
Ensure compliance with all regulatory obligations, industry standards, and internal requirements.
Conduct periodic audits to identify and mitigate financial risks.
Plan, manage and co-ordinate annual audits with the team including, but not limited to, ASAE3402, GS007 and Annual Outgoings Audits.
Team Leadership: Manage a team of financial professionals, providing guidance, support, and development opportunities.
Foster a collaborative and high-performing environment within the finance team.
Build strong cross-functional relationships with property management teams and other stakeholders.
Other Develop, implement, and take ownership of the content, documents, policies and procedures to ensure relevance and compliance with current standards.
Plan and manage transitions of property acquisitions, liaising with the National Lease Admin teams, the Transition Manager, and onsite staff as required to ensure the successful and timely onboarding of assets into MRI.
Plan and manage divestment of any properties.
This includes reviewing settlement amounts prepared by JLL staff and solicitors.
Ensure property is cleared from MRI and closed within 6 months of sale; within this period, monitor the property to ensure no entries are processed against it.
