Our opportunity As Senior Leasing Manager, you will lead your own asset and portfolio leasing team to deliver on strategy to maximize leasing and new retail income across the responsible asset/s/portfolio to create the optimal retail mix, drive performance and deliver outstanding asset returns and value to investors. Delivering on true partnership for our retailers and operators and exceptionally memorable experiences for our customers, guests and communities.
Your responsibilities will include: Deliver on performance, financial outcomes, commercial measures and deliverable targets including reducing/minimizing vacancy and downtime and managing overall performance including NOI.Act as the primary contact for all new lease negotiations and renewals, from initial point of contact through to handover with accurate input of information within the required systems.Proactively reviewing rent market rates and adjusting asset rates accordingly with relevant approvals.Ensuring both retailers/operators and the asset/s are meeting all obligations stipulated under each lease.Preparing proposals and providing information to prospective retailers and proactively sourcing and identifying new business that will contribute to rental growth and low vacancy levels.Leading and development of annual leasing budgets and strategic leasing plan/s and reviews. Continuously review responsible Asset's Strategic Leasing Plan to ensure budget and overall vision for the Asset/s is achieved.Ensure the utilization of Asset research, trade area developments, and emerging retail industry trends (competitor, internal and external) to deliver on role and asset requirements.Ensure process, performance and deliverable projections are adhered to and effective processing of property transactions and integrity of property data.Develop where required portfolio opportunities and ensure inclusion of strategy in Strategic Asset Plans.Contribute to assessment and strategy for adaptive reuse & introduction of other uses for the Retail Portfolio.Contribute to masterplans, mixes and operational and activation strategies for Mirvac Mixed Use projects which require Retail expertise.Deliver on the Residential, Office, Industrial and Build to Rent retail needs within Urban Village and Lifestyle.Work with the Tenancy Coordination and Retail Design team to ensure all tenancy fit-outs, alterations and works are completed safely, in accordance with the plans and on time.Deliver on retailer and future operator relationships in allocated catchments and asset classes. Relationships must be a genuine and ongoing one, facilitating solutions to revenue strategy and complex repositioning opportunities for assets both operationally and future development.In conjunction with Director Leasing develop and evolve our ability and Leasing team capability to match brands with audience, co-create unique solutions with retailers/partners and develop delivery plans to ensure our curation ability.Adhering to Mirvac policies and procedures and internal reporting deadlines, and providing accurate and high-quality reports, and quick responses to requests for information.Working closely with the Partnerships team to assist with the delivery of the Partnerships Budget for asset/s responsible for.Drive improvements and maximize efficiency of leasing procedures.Ability to work across multiple assets as required.Assist with any projects or undertake additional duties as required across the Mirvac Group.Serve as a dedicated coach and mentor, provide leadership and collaboration.Your point of difference Proven track record of extensive leadership of Retail Leasing transactions, teams and significant partnership and partner management capabilities.Extensive retail planning in development and operating environments experience with demonstrated successful outcomes.An innovator with the ability to think outside the box to resolve asset repositioning and performance goals.Entrepreneurial and curious mindset with a keen interest in accelerating business outcomes.Proven track record in building a strong external network and relationships which lead to new business.Strong commercial/financial acumen with experience in the preparation of strategy, business case, feasibility study and financial models.Proven ability to consistently hit and exceed KPIs and revenue targets.Excellent decision making, problem solving, influencing, presentation and negotiation skills.Ability to think strategically, adapt to change, deal with ambiguity and complexity.Proven track record of achieving results through influencing and relationship skills.Indicative industry experience guide: 10+ years.Exceptional communication (written & verbal) and interpersonal skills.Ability to build long lasting collaborative relationships, foster teamwork and build talent.Ability to unlock complex problems, to enable development & repositioning opportunities and innovation.Excellent self-presentation and a calm, professional and mature attitude.A collaborative, professional and empathetic approach to dealing with customers and operators.Empathetic and adaptive leadership skills, resilience and a team player.Show high levels of curiosity to enable creative solutions are found with their team.Ability to manage and lead a high performance and outcomes-oriented team of executives.All of these attributes are preferred; if you think you may be the right fit for the role, please still apply.
