What this opportunity involves: As our Senior Capital Works Manager, you'll play a critical role in overseeing and executing capital projects in occupied properties, ensuring timely delivery, cost-effective management, and adherence to quality standards.
The role reports to our Head of Projects for our renowned Property & Asset Management team, who have built a working environment that surpasses any of our competitors. Key accountabilities include: Lead and manage all phases of capital works projects, including project planning, design development, construction, and closeout. Ensure timely delivery within budget, and meet quality standards.Develop and manage capital works budgets, forecasting expenditures, controlling costs, and identifying cost-saving opportunities.Collaborate and coordinate with internal and external stakeholders, including clients, project managers, architects, engineers, contractors, and regulatory bodies ensuring effective communication, seamless workflow, and adherence to project requirements.Identify potential risks and issues related to capital works projects, developing mitigation strategies, and ensuring compliance with health and safety regulations.Oversee the selection, negotiation, and management of contractors and suppliers ensuring competitive pricing and adherence to project timelines.Prepare and present regular progress reports, project updates, and financial summaries, ensuring accurate record-keeping and documentation throughout the project lifecycle.Staying abreast of industry best practices and emerging trends in capital works management. Actively seek opportunities to improve processes, enhance efficiency, and drive innovation.Before you apply it's also worth knowing what we are looking for: You have an impressive track record delivering capital projects within the commercial, industrial or retail environment with a sound working knowledge of base building services.
Superior written and verbal communication skills are essential, and you are able to interact confidently and effectively with stakeholders at all levels.
You have a logical and analytical thought process that sees you communicate clearly, concisely, and consistently with the project teams and you have superior stakeholder management skills to foster successful relationships with your clients.
