The opportunity
As a Senior Analyst, you'll be providing input to support with shaping the strategic direction of our Residential Living asset class, driving the deployment of member capital to achieve maximum returns for members.
Your role will be pivotal in contributing and executing our residential investment strategy, conducting in-depth market research, and performing meticulous acquisition due diligence.
You'll master the art of property and capital financial modelling, oversee external valuations, and deliver insightful reporting.
Your expertise will influence every aspect of capital deployment and portfolio construction, ensuring our investments are both strategic and profitable.
Some Key Responsibilities:
Monitor economic, regulatory, and residential sector conditions to identify new opportunities and/or manage risk
Manage the collation of market intelligence and strategic research to formulate and regularly update a targeted, demand led, national acquisition strategy and new opportunity filter management
Review and contribute to the annual asset class review
Review and interrogate complex financial models received from prospective joint venture partners to test acquisition proposals and robustness of assumptions and methodology
Lead detailed financial modelling of property level and capital level inputs (including coupon/waterfall arrangements), and make recommendations on deal structure having regard to underlying opportunity, risks and sensitivity analysis
Assist in managing external consultants to complete independent due diligence for new opportunities including technical, legal, tax, valuation, and accounting to support effective and informed decision making
Assist in preparing detailed project plans / investment memoranda for asset consultant review and Board approval
Participate in the monitoring of joint venture investments, including review of major matters such as annual project plans, material contract execution and stage-based pricing
Manage the procurement of independent valuations of all joint venture investments for unit pricing purposes
About you
At least 3 years of experience in joint venture equity investment, non-bank lending or residential development acquisition analytics
Knowledge of residential property development and finance fundamentals
Understanding of residential property development risks and approach to acquisition pricing and deal structuring
Advanced financial modelling skills
Demonstrates high ethical standards, integrity, and commitment to business and commercial dealings
