Operating in a competitive market, General Self Storage stands apart with its vibrant, attention-grabbing branding that challenges traditional perceptions of self-storage.The RoleThe Self Storage Facility Manager is responsible for overseeing the day-to-day operations of a self-storage facility in Queensland, ensuring the highest levels of customer service, facility maintenance, and profitability. This role requires strong leadership, organizational skills, and the ability to manage both staff and resources effectively. The manager will also be responsible for developing and implementing strategies to increase occupancy, enhance operational efficiency, and maintain a safe and secure environment for customers and their belongings.Key ResponsibilitiesOperations Management• Oversee all operational aspects of the self-storage facility, ensuring smooth daily activities.• Manage inventory of storage units, ensuring appropriate allocation and monitoring of space.• Ensure all units and the facility are clean, secure, and well-maintained.• Implement and maintain effective facility security systems, including surveillance, access control, and alarm systems.• Provide exceptional customer service to current and prospective customers, addressing inquiries, concerns, and complaints promptly and professionally.• Promote the benefits of the self-storage facility to potential customers through effective sales strategies, including upselling of additional services (e.g., insurance, packing supplies).• Conduct site tours for prospective customers, explaining policies, pricing, and terms of service.• Handle customer account management, including billing, payments, and collections.Staff Supervision & Training• Supervise and lead a team of customer service representatives and other facility staff.• Schedule and manage staff shifts to ensure adequate coverage during peak hours and holidays.• Train new hires and provide ongoing development to ensure the team meets company standards for service quality and operational efficiency.• Assist in the development and management of the facility's budget, ensuring cost-effective operations.• Monitor and report on financial performance, including revenue, expenses, and profitability.• Implement strategies to maximize occupancy rates and drive revenue growth through pricing strategies, promotions, and marketing initiatives.Facility Maintenance & Safety• Oversee routine and preventative maintenance of the facility, including cleaning, repairs, and landscaping.• Ensure compliance with all safety regulations and implement procedures for emergency situations, including fire drills and evacuation plans.• Conduct regular facility inspections to identify and resolve any potential safety hazards or maintenance issues.Regulatory Compliance & Legal Responsibilities• Ensure the facility complies with all local regulations, zoning laws, and industry standards.• Handle tenant agreements, including lease renewals, terminations, and dispute resolutions.• Maintain accurate records of all tenant transactions, agreements, and communications.Marketing & Community Engagement• Develop and execute local marketing campaigns to attract new customers, including digital marketing, promotions, and partnerships with local businesses.• Represent the self-storage facility in the local community, attending networking events and building relationships with businesses to enhance the facility's visibility and reputation.Key RequirementsProven experience in self-storage facility management or a similar role (e.g., property management, retail management).Strong leadership skills with the ability to motivate and manage a team effectively.Excellent customer service and communication skills, both written and verbal.Sound knowledge of budgeting, financial management, and reporting.Ability to solve problems and make decisions in a fast-paced, customer-facing environment.Strong organizational skills and attention to detail.Proficiency in computer systems, including point of sale (POS) software, scheduling tools, and Microsoft Office Suite.Knowledge of relevant Queensland regulations and self-storage industry best practices is desirable.A current Queensland driver's license is preferred.Willingness to work weekends, evenings, and on-call shifts as needed.Personal AttributesProactive and solution-oriented with a positive attitude.Strong interpersonal skills and ability to work with diverse groups of people.High level of integrity and commitment to upholding company policies and standards.A flexible and adaptable approach to challenges and changing customer needs.Application ProcessInterested candidates are invited to submit a resume and cover letter detailing their qualifications and experience.
