The opportunity:
We have a unique opportunity for an onsite Property Manager to manage our luxurious waterfront community at Hamilton Reach. This role will work as part of a well-supported team of property managers, servicing a portfolio of 100 luxury apartments.
Your dedication to exceptional property management helps property owners optimise their investments and feel confident that their properties are in safe hands, while ensuring that tenants feel supported and at home, encouraging a strong sense of community and long-term loyalty.
As the successful applicant, some of your responsibilities include:
Communicate with key stakeholders including property managers, tenants and other internal teams
Develop & manage relationships with Asset Owners, tenants, & other business areas
Ensure all leases and other documentation are fully executed and details recorded in accordance with legislation
Respond to and coordinate requests for maintenance with service providers
Undertake regular inspections of the portfolio to ensure highest level of care of assets
Coordination of relevant property management brochures and marketing material
Provide recommendations and assist with negotiations relating to rent review, lease renewals and leasing along with other tenant negotiations
Prepare monthly narrative reports including tenant issues, arrears, vacancies, contractor performance and any defects and remedial action
Advise on implementation of quality procedures including contractor cost review and performance to ensure best practice
You may have all or some of the following skills / experiences:
Previous experience in Residential Property Management, preferably onsite
Familiarity with building services and code compliance issues
Strong accountancy and negotiation skills
Ability to handle pressure & multi-task
A genuine passion for excellent customer service
