Purpose of the role As the Property Manager, you will work closely with the Associate Director and key business stakeholders to develop and manage a three-to-five-year property strategy. This role is crucial in ensuring our workspace meets the needs of the organisation and its various business units across Australia. You'll play a key role in aligning our property assets with strategic goals, ensuring we have the capacity to adapt and thrive in a dynamic environment.
The role To ensure the development, monitoring, and updating of documents while embedding a 3-5-year property strategy that aligns with business strategy.Liase with external partners in the purchase/leasing of new or existing property and accompanying negotiations.You will actively forecast, manage, and monitor the seating capacity and site usage across the various sites to ensure they meet the organisation's ongoing operational requirements.Ensure that all Workplace Health and Safety considerations and other regulatory requirements are embedded within the Property & Facilities Team.Understanding and advocating for A&G's ESG strategy and carbon footprint reduction targets by 2030.Reporting on the various performance indicators and providing insight to the senior leadership team monthly.Conduct research and gather all the necessary information for property valuations.Negotiate with stakeholders for all new leases or building developments to ensure alignment with strategic objectives.Recommend and develop new strategies that assist in the achievement of the property strategy and business objectives.Carry out an annual SWOT analysis across the property portfolio and submit recommendations for consideration.Update impacted stakeholders during any new or renewing lease or property development phases.Provide relevant input to the annual Capex budgets.Assist the Facilities Team with operational activities if needed.What experience you'll bring Documented evidence of being a key stakeholder in the production of a property strategy.Proven capability for producing, reviewing and reporting on various aspects of the property strategy.Able to gather and use data to provide insight and guidance on a clear strategy.Experienced in defining policies and procedures that help to guide and govern the property strategy.Ability to work with business stakeholders and formulate appropriate project steps that will deliver projects and outcomes in a controlled and timely manner.A team player who understands how to drive outcomes whilst managing expectations carefully.Able to identify areas of potential risk, document and remove or reduce exposure to risk in relation to the property and facilities portfolio.Ability to develop a business plan and appropriate costings.Clear capability of undertaking successful negotiations that improve cost controls and outcomes for the organisation.Demonstrated ability to understand and help to guide the property development and leasing process.Understands the environmental impacts relating to a property portfolio and is capable of embedding new regulations and sustainable changes to the property portfolio.Location – Our head office is conveniently based in Toowong Village shopping centre – a city fringe location with access to retail, restaurants, various parking options and public transport. We also have office locations in Kawana (Sunshine Coast) and North Lakes – we are happy to consider applications from people wanting to work in these locations.
