About Inland RailInland Rail is a once-in-a-generation project that will complete the backbone of Australia's freight rail network. It will enhance supply chains by providing a transit time of 24 hours or less for freight trains between Melbourne and Brisbane. Inland Rail will connect regional Victoria, New South Wales, and Queensland to markets more efficiently, drive substantial cost savings for producers and consumers, and deliver significant economic benefits. Inland Rail is the largest freight rail infrastructure project in Australia and one of the most significant infrastructure projects in the world.About the opportunityWe are seeking a dynamic and experienced Property Management Advisor to join the team. In the role you will provide support to the Property Portfolio Manager, and the property team in the acquisition, management and divestment of real estate including the coordination of relevant property and legal related issues that result from the NSW and Qld Inland Rail program of works.Key responsibilities will include but are not limited to: Develop and implement property management strategies to maximise the value and performance of the real estate portfolio.Provide expert advice on property management best practices and industry trends.Assist in the creation and review of property management policies and procedures.Liaise with, and attend meetings with local and State authorities, internal and external legal advisors, Acquisition Managers, Survey team, Portfolio team and Stakeholder Engagement personnel in relation to property management matters.Assist in preparing all supporting documentation to obtain internal and external approvals for the acquisition, sale and occupation of land.Preparation of instructions to the internal & external legal teams to facilitate the drafting of Agistment and Occupation Licences in accordance with NSW and Qld legal obligations.Develop and manage Property Management programs to ensure compliance with company standards and legal requirements.Develop, coordinate and monitor maintenance, repairs, and renovations to ensure properties are well-maintained and compliant with safety regulations.Resolve complex tenant issues and disputes, ensuring high levels of tenant satisfaction and retention.About YouThe successful candidate will demonstrate a diverse set of skills and qualities, including the ability to influence and negotiate with internal and external stakeholders, have a depth of knowledge of property laws & valuation principals in Qld & NSW, and the ability to problem solve and resolve stakeholder issues with empathy.To ensure success in this position, applicants will be able to demonstrate: Experience in linear infrastructure and/or large-scale projects with diverse property portfolios.Proven knowledge and experience in property management procedures and other property transactions such as leases, licenses and easements.Knowledge of compulsory land acquisition in Qld (Acquisition of Land Act) & NSW (Land Acquisition (Just terms Compensation) Act), land tenure and land title administration.Ability to build and manage relationships with internal and external stakeholders.Proven ability to work autonomously.Ability to process a high volume of work in a structured and organised manner.Well-developed negotiation, influencing, problem resolution and interpersonal skills.Sound knowledge of Microsoft Office suite of products.Understanding & application of land and business valuation principles and methodology.Experience in the rail industry.Experience in rural sector land acquisition.What you'll be joining You will join one of the largest infrastructure programs in Australia.This project will generate thousands of jobs and billions of dollars in local investment, boosting regional economies and communities right along the alignment.Inland Rail is proud to have over 40% female representation and we would like to see these numbers grow.Inland Rail is an Agile working environment in our State-of-the Art office embracing flexible working conditions.Inland Rail adopted a collaborative approach to the delivery of the project, leading all parties involved to work toward the same goal.
