An outstanding opportunity has arisen within our Claremont Quarter team to undertake the role ofProperty Administratoron a permanent part time basis working 3 full days per week. The Property Administrator will report tothe Centre Manager, Claremont Quarter and will assist in managing the Claremont Quarter asset in accordance with the business plans and in line with Hawaiian's policies and procedures.
Essential Duties
Assist and support the Centre Manager and Assistant Property Manager in the development and delivery of the asset strategy.Build and maintain strong relationships with the Hawaiian team and partners including Tenants, Customers, Council and Contractors.Assist and contribute to the Customer Experience including Customer Journey, Presentation, BHS, and Property Inspections.Manage and respond to enquiries and requests from partners.Contribute to and administer the weekly asset team meeting and follow-up actions.Contribute to & Administer the Weekly Lease Administration Meeting & Actions with QIC Lease Administration Team.Assist the Assistant Property Manager in the collection of audited sales informationAssist the Centre Manager and Assistant Property Manager with assets annual budget and ongoing forecasting.Issue Annual Budget statements and correspondence to tenants in accordance with the Act for the new Financial Year.Pursue tenancy arrears and escalate to the Centre Manager/Assistant Property Manager as required.Ensure lease obligations are met by calculating percentage rent including the collection of annual audited sales statements from tenants and sundry charges payable & ensuring invoicing to tenants in the required timeframe.Prepare Extended Trade/ Sunday Trade/ Public Holiday and Electricity spreadsheets for recharge to tenants.Qualification Requirements
Minimum 3 years' experience in the retail property industry.Financial reporting and debtor control experience required.Strong Microsoft Office experience with the ability to quickly learn new systems with training.CBRE MRI Pulse and Pulsetech Systems experience would be desirable.Knowledge of the Commercial Tenancy (Retail Shops) Act.REBA Registered Sales Representative or Property Manager license would be desirable.Preferred Skills and Attributes
Strong interpersonal skills with the ability to build and maintain productive working relationships with internal and external stakeholders.Well-developed planning and organisation skills including the ability to effectively prioritise and manage multiple deadlines whilst delivering accurate and quality work.Well-developed conceptual, analytical and problem-solving skills with the ability to identify opportunities, the need for improvement and implement change.Must be a team player, with the ability to support and motivate colleagues where required.Highly proficient in use of computers and ability to work with internal Hawaiian systems once trained.Take this opportunity to advance your career with a highly successful company that believes its best investment will always be its people.
