Our client's history of delivering quality developments, along with an experienced senior leadership team and the proven ability to manage property cycles, ensures the best possible outcomes are achieved in every aspect of project delivery.Providing a professional and friendly work environment is on offer, with direct access to upper management and ownership who are willing to trust staff to complete their work autonomously, but will also be available to support as required.Our client is large enough to deliver, yet remains flexible and responsive, and can quickly adapt to market shifts.Key Role Responsibilities:Pre-ConstructionInput to design meetings to guide the method of construction and alternative building methods.Recommendation of the construction time frame and delivery method i.e. GMP, Construction Management, Tendered Lump Sum, etc.Prepare and negotiate building contract terms and conditions.Oversee builder tender/negotiation and contract award.Control and document Scope of Works for the project.Establish Project Management Plan.Project limits of authority agreed.Program and key milestones.Design Management - post handover from development team - Innovation - Value Engineering - Cost Planning - Feasibility Validation - Design Novation.Review and approve construction time frame.Review and monitor Work Place Health and Safety Plan for each site as provided by the Builder.During ConstructionUndertake role of Principal's Representative and/or Delegate.Champion the growth of a customer-focused culture throughout the delivery process.Review construction program weekly with Builders.Review for submission and approval from project team, client, and financiers, new construction program fortnightly.Monthly assessment of progress claims with the Project QS and preparation and disbursement of Payment Certificates.Maintain records of consultants and contractor instructions.Manage the samples and finishes approval/selection with all internal processes.Manage all day-to-day builders' queries (RFIs, etc.) as the first point of contact and respond with input from manager and development team as required.Inspection of progress of the work to ensure Principal-caused delays are avoided or minimized.CompletionEnsure all necessary certificates of practical completion and all final forms and certificates from authorities, trades, and necessary consultants are obtained from the Builder or others as required.Ensure the timely completion of defects in line with Customer Satisfaction KPI requirements.Manage securities and retention releases.Manage the Purchasers Communication Plan to ensure Customer Satisfaction KPI is achieved.Coordinate with the builder the composition of all handover manuals for Purchasers and Lessees as well as O&M manuals in accordance with the Contract.Work with the teams to compile a report on how we can improve the outcomes in future based on the learnings of each project.Experience Required:A stable track record of working for property developers, client-side or for a head contractor in the Australian market.Trade or tertiary qualification in construction.Relationship-focused individual both internally and externally.Experience delivering projects in the commercial construction industry for a developer or builder up to $40m in Australia.How to Apply:If you have the above required skill set, please apply directly via the link below.For a confidential chat about the role, please call Reuben Lennon on 0438 102 863 or email (emailprotected).For any other construction roles or opportunities, feel free to contact and view via LinkedIn at https://www.linkedin.com/in/reubenlennon/.At Randstad, we are passionate about providing equal employment opportunities and embracing diversity to the benefit of all.
