The Development Manager will oversee the delivery of development projects, working closely with the development team to ensure project profitability and success.
It is ideal for an experienced DM or an ADM looking to step up.
Key responsibilities include: Project Leadership & Stakeholder Management: Lead and manage project teams, including external consultants.
Develop strong relationships with key stakeholders, manage project communications, and keep investors and partners informed.Project Delivery: Oversee all project aspects, from inception to completion, including design, construction, and financial management.
Ensure compliance with contracts and manage authority approvals—this is very important!Financial Management: Manage budgets, control costs, and report on financial performance.
Work with the sales team to achieve sales targets and manage risks.New Business Development: Handle the development approval (DA) process for new sites, coordinating with government bodies and design teams.Programme & Cost Management: Ensure projects are delivered on time and within budget, resolving any cost variations efficiently.Marketing & Sales Coordination: Collaborate with the Sales Manager on marketing strategies and ensure pre-sales goals are achieved.Risk Management & Compliance: Implement risk management systems and ensure governance compliance.Project Handover & Defects Management: Oversee project completion, manage buyer expectations, and coordinate settlement processes.Reporting: Prepare and deliver accurate project and board reports.Key Performance Indicators (KPIs) Maintain project profitability, timely delivery, and minimise defects.Demonstrate effective time and cost management practices.Ensure compliance with risk management systems.Manage stakeholder relationships effectively.Ensure comprehensive and timely reporting.People Management: Provide leadership and guidance to team members and foster collaboration within the company and with external partners.
Required: Bachelor's degree in Property, Economics, Construction Management, Architecture, Engineering, or a similar field.4+ years of Development Management experience in the residential sectorStrong understanding of the development process and the ability to work with consultants, engineers, and authorities.Understanding of construction certification and the approval processHighly organised and a good communicatorTeam player, hardworking and can-do attitude
