This manager is responsible for project management leadership over a portfolio of construction projects ranging from 10-500K ft2 in Australia and New Zealand, including tenant improvements, new builds, expansions, and renovations of Amazon corporate facilities. Responsible for delivery of projects from outset of design through operational turnover, this individual must be comfortable operating on both strategic and tactical levels, simultaneously acting as a visionary, an internal ambassador, educator, analyst, solutions architect, and implementer. This role collaborates with leadership and other stakeholders to set a budget and schedule, then drive project objectives, scope, space allocation, cost, prioritization and sequencing of requests all within the set parameters. All of this is accomplished by building strong design and construction project teams that thrive and excel through collaboration.
Provide oversight of project management services and manage contractor performance on major projects to ensure timely completion, compliance with cost requirements, organizational standards and other requirements and regulations.
Key job responsibilitiesRepresent GREF to internal customers for the delivery of their space.Work closely with and manage teams of project managers, architects, design consultants, contractors, and subcontractors to ensure decisions are made at the appropriate level and Amazon's priorities are always the driving factor.Provide management of design and construction projects, which may include the following:Develop project strategies and ensure appropriate resources are allocated to complete the project in accordance with the strategy. Oversee and manage the projects to ensure timely completion, efficient use of resources and successful transfer of space to end users.Guidance of design, including space plan, finishes, systems, equipment, etc.Guidance of construction, including selection of contractors, contract negotiations, approvals of budgets, change orders, procurement and contracting methods, schedule, and subcontractors.Evaluations, approvals, or rejections of design changes by customers and designers.Oversee project management vendors and the creation of project budgets for spend approvals.Influence design guidelines, including minimum specifications, basis of design for various building systems, etc.Assist in the evaluation of prospective office lease space.Work with Amazon Procurement to establish priorities and create/implement strategies for generation of savings on corporate office construction related items through harnessing economies of scale and direct negotiation with manufacturers.Negotiate with landlords regarding issues surrounding possession timing, latent defects, etc.BASIC QUALIFICATIONS10+ years professional experience required, a significant portion of which should demonstrate success in one or more of the following areas: Real Estate Development, Architecture/Design, and/or Construction Management.Experience building and managing a team or department within a startup or entrepreneurial setting, particularly one with both proprietary and contract resources.Highly competent with personal computers and productivity software, including Microsoft Office, MS Project and Sharepoint.PREFERRED QUALIFICATIONSUniversity/Undergraduate degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline; OR alternative to a degree, an additional 10 years of relevant professional experience.Keen understanding of sourcing/procurement, building systems and maintenance, vendor management and customer service.Comfortable with legal terms and structures for standard commercial contracts and leases.Well versed and proficiency in authority submission and requirement across the region.Acknowledgement of country:
