An exciting opportunity has become available to join the Property Unit in the Policy, Planning and Investment Division at TMR. As a Coordinator (Residential Property), you'll play a key role in managing tenancy issues, providing expert advice, and ensuring seamless operations within our residential leasing portfolio.
As a Coordinator (Residential Property), you will provide accurate and timely advice in connection with the management of tenancy issues in respect of the department's residential leasing portfolio. The role will also assist in representing the department in relation to matters before the Queensland Civil Administration Tribunal (QCAT).
Some Of Your Responsibilities Will Include: Coordinating activities in the residential property team and providing advice to senior management in relation to the management of the department's residential leasing portfolio. Providing advice and direction to the Property Leasing and Property Maintenance Officers in managing the leasing and maintenance of the department's Brisbane-based property portfolios. Undertaking management of tenancy issues including: Dealing with challenging tenants in a range of tenancy matters, including case managing difficult tenant negotiations. Negotiating with tenants to put payment plans in place for payment of rental arrears and monitoring to ensure plans are adhered to. Ensuring that all actions are taken in accordance with the requirements under the Residential Tenancies and Rooming Accommodation Act 2008. Providing advice to Property Acquisitions about incoming properties and ensuring all onboarding processes for residential properties are undertaken as required. Managing the Property Administrative Support Team to provide timely and accurate data management for the Property Leasing Teams.
To thrive in this role, you will need to demonstrate the following:

Current Real Estate Licensing or Registration is highly desirable for this role. Knowledge of current legislative changes and safety standards impacting property management, particularly in rental properties. Ability to delegate tasks equitably and ensure team adherence to internal processes and policies. Research and analytical skills to develop and implement innovative policies, procedures, and systems. Effective communication and relationship-building skills to engage with clients and stakeholders, including internal and external TMR customers. Ability to actively participate in performance conversations and contribute to a culture of performance improvement.
