We have a tight client base who provide us with a continuous and diverse range of work that include commercial new builds, base building refurbishments, educational facilities, residential and aged care projects. About youAn enthusiastic and motivated Contracts Administrator who will appreciate a site based role on a multi-story commercial office building located in Burleigh Waters. With the project underway and due for completion in September it requires administrative support, whilst also providing estimating and procurement services for emerging projects due to commence soon thereafter. Ideally you will be a self-driven individual with great people skills, an ability to support others with a willingness to listen and learn, you will play a key role within an established project team of other young minded individuals and be valued for your positive contribution on a daily basis. When necessary get hands on and lead by example.What we are looking forTertiary education qualifications in building, construction management, engineering, quantity surveying.TAFE diploma or certificate in building or quantity surveying and estimating.Ensure trade packages, purchase orders, site instructions, EOT's, RFI's, progress claims and variations are suitably prepared and issued to not affect the progress of works on site and meet the requirements of the project.Responsible for preparing claims with all supporting documentation to the Client. Ensure defects are identified, issued and closed out in the timeframes nominated in the subcontract.Assist the Project Manager in preparing the project for practical completion.Identify, measure, compile and issue variations in a timely manner.Responsible for preparing scopes of all trades.Responsible for ensuring the trade packages are prepared and issued out for tender in accordance with the letting programme.Develop and implement effective negotiation strategies for all subcontract packages. Identify potential commercial opportunities throughout the life cycle of the project.Identify potential risks throughout the life cycle of the project.Prepare and issue progress claims and variations for client review and approval.Assess subcontractor progress claims, invoices and variations as received and prepare for payment approval.Prepare and arrange for approval of all purchase orders required throughout the project.Responsible for preparing cost reports, cash flow and profitability of the projects.Responsible for reviewing and approving sub-contractor variations in a timely manner.Responsible for sign off and approval of all payments/invoices.Identify and manage risk & opportunities for the project.In consultation with the Project Manager develop and maintain the project's preliminaries and staffing forecast in-line with the programme and site requirementsEstablish and maintain client relationships to provide opportunity for future work.Establish and maintain subcontractor and supplier relationships.
