The Role
Effectively manage both the financial aspects and physical upkeep of a portfolio of properties to ensure the property owner's investment delivers a maximum return. Responsible for the overall performance of the properties and maintaining beneficial working relationships with Landlords & Tenants
The Responsibilities
Maintain industry connections and take a lead in promoting the PM business Oversee the administration of leases and ensure charges and receipts are processed accurately and on time Implement and manage contracts for building contractors and service providers Oversee the collection of rents and minimise arrears Undertake regular inspections of the properties Create and maintain strong relationships with Owners and Tenants Prepare the annual budget (income, expense, and capital expenditure – where required by the Owner) Complete annual Outgoings Reconciliations for tenants and prepare ad hoc financial reports for tenants Complete new lease negotiations and lease renewal negotiations in collaboration with the Leasing Executive and Head of Property Management including co-ordination preparation, negotiation, and execution of lease documentation Oversee and ensure all contracts, insurances, and lease securities are kept up to date for the properties Ideal Skills/Experience The ideal candidate will have a minimum of 2 years' experience in Commercial Property Management Excellent time management skills and the ability to prioritize important tasks Make decisions that resolve problems and be proactive in improving company processes Approach all tasks with a positive and professional attitude Excellent attention to detail Computer literate; Word/Excel/Outlook/Powerpoint Ability to work as part of a team and strong customer service ethic The Benefits Great offices in Newcastle Vibrant team Full exposure and solid career development opportunities Access to key decision-makers Monday to Friday ONLY!
