It has been setting the pace, standard, and culture of what a top residential builder can become if you treat your people well and your customers even better. THE POSITIONOrg ChartThis position will report directly to the company's founder and managing director and will be one of the most important and coveted new roles. ManagementNot only do the Purchasing Officers, Project Coordinators, Contract Administrators, and Estimators report to you, but the Construction Manager, who works alongside them, and all senior management will be part of your executive management team. ManagingManaging younger staff and making sure they are accountable is a crucial part of the position, as you'd be a mentor to them. Whether coaching, personal development, KPI setting, or generally just being the example and standard of being a top operator, they'd expect you to lead from the front naturally. RequirementThis position requires leading the commercial procurement for the entire business and ensuring that all the materials, services, and supplies are sourced, negotiated, contract-managed, and supplied professionally and personally. You work within the upper echelons of senior management and with strategic sales and operations in middle management.Primary Driver Over the first few months, your primary driver would be understanding the business's commercial procurement requirements. Especially the sourcing and supply strategies they currently use. Hopefully, thanks to you, some evolution and updated insights into making it more efficient, cost-effective, and profitable as you mature into the role. Secondary Driver Your secondary driver would be to lead the company's supplier and labor negotiation meetings on all significant project portfolios within the residential division. Main Function Building long-term, strategic, and cooperative trade and supplier relationships, whether old, current, or new, will be a large part of the role's ongoing aspect. Then, once built, we can set sustainable KPIs for them throughout the achievable and manageable project duration. You'd be in charge of monitoring the old, current, and new products coming through and being able to make recommendations and advice on these products and suppliers as to whether they are correct, wrong, or neutral for the future of the business. ReportsFinally, regarding the job's day-to-day, you'd be expected to prepare monthly reports for the Executive Leadership Team on the business's operational and financial performance, any problems arising, and a forecast of the future proposed plans and strategies you think would be commercially sound. THE PERSONExperience Someone with 5+ years of experience in contract management or senior contract administration at a residential construction company would be ideal. Still, high-level procurement specialists with a similar background would also be top contenders for this position. MindsetSomeone with great attention to detail and a solid ability to multitask would be highly regarded as it is a fast-paced company culture, making this position high output. Knowledge You'd naturally be at the top of your game within the residential industry, understanding procurement and purchasing principles, methods, and strategies; whether contracts for admin buying, quality, codes, assurance, or the law, you have it covered. Understanding grades, qualities, and varieties of construction materials, supplies, and equipment is paramount in this position. PressureAnother critical attribute needed for this role is handling and managing daily pressure and deadlines and changing priorities. The MD will want to occasionally alter things from the top, so you'd be fine pivoting and working as he saw fit to solve the challenge he presented. THE PERKS As this is a newly created position and not a replacement or gap in the org chart, tremendous thought has gone into this opportunity. This means you're not getting someone else's desk, backlog of work, old problems, or any teammate's issues. All the above attributes are needed and wanted in this candidate's repertoire.
