What You'll Be Doing: Strata / Body Corporate Management involves overseeing the daily operations of buildings with multiple owners, which include various lots and common areas such as foyers, car parks, lifts, and outdoor spaces.
The Strata / Body Corporate Manager facilitates Annual General Meetings (AGM) for the building (inc. preparing and distributing the minutes of meetings), oversees the administrative, finance and insurance matters and ensures urgent and preventative maintenance matters are coordinated.
As a Central Support Contracts Administrator, you will be responsible for providing advice and support to Assistant Managers and Managers regarding contractual service agreements within strata and community title corporations. Your expertise in strata-related legislation and by-laws across Australia will support the proactive resolution of contract-related inquiries, risk identification, and documentation management.
As a Central Support Contract Administrator, you will be responsible for providing assistance to all our branches Australia-wide, supporting them in various contract management needs. In this role, you will:
Offer support to Assistant Managers and Managers across our nationwide branches on Body Corporate contracts, service agreements, legislation, and by-laws. Identify and resolve discrepancies, inaccuracies, and potential risks in external and internal contracts by cross-referencing with strata/community title records. Advise Assistant Managers and Managers on necessary contract adjustments to ensure compliance and mitigate risk. Support the management of Building Insurance policies, including renewals, claims, and resolving disputed claims, to ensure compliance with contractual obligations. Accurately maintain and organise contracts, service agreements, key registers, and financial statements on an internal database accessible to stakeholders. Document any discrepancies and manage contract templates to ensure alignment with corporation requirements. Prepare notices for and follow up actions from Annual General Meetings (AGMs). Provide general contract administrative support to meet customer expectations across Australia, including ensuring the register of contracts and internal database is accurately maintained, contractual changes recorded and external stakeholder correspondence arranged accordingly. At least 2 years of experience in strata or body corporate management, specifically in contract administration. In-depth knowledge and experience with strata and body corporate legislation across Australia, along with an understanding of best practices. Demonstrated experience in contract review, compliance management, and risk mitigation. Team-oriented attitude, thriving in a cooperative work environment. Strong understanding of administration / finance – can understand the basics of a budget / income / expenses and have the knowledge to tailor contracts and service agreements accordingly. Great attention to detail and determination to follow through and complete tasks. A problem-solving mindset i.e. you enjoy finding solutions to a situation. Analytical skills, capable of interpreting legislation and by-laws. Strong time management skills, prioritising and managing multiple tasks.
