A permanent opportunity presents for an experienced Housing Manager (Property Manager) with a strong background in the management of rental housing, including households with complex needs such as those living with a disability.

Our head office is located at 333 Ann Street in the CBD by Central Station, with the majority of BHC's portfolio located in the inner city and Brisbane suburban locations. As a modern organisation, we offer staff the option to combine working from head office with working from home/site offices with a proportion of the week spent in the field.
Given the nature of the role, please note that this position is primarily office and site-based, with the option to WFH around 1 day per week if desired after training, and with other flexible work options on offer.

More about the Role & Our Team Part of a team of 11 Housing Managers and led by 3 Tenancy Services Managers, you will be responsible for the day-to-day property management and delivery of effective tenancy management practices for BHC managed properties. Most of our properties range from 3-bedroom through to studios and boarding rooms.
What sets our Housing Managers apart is their community-minded focus and commitment to working with tenants to ensure that both BHC and our tenants benefit from a long-term tenancy through ensuring that tenancies are sustainable, well-managed and compliant with all relevant regulations and requirements. As a Housing Manager, your role can include a combination of overseeing a diverse portfolio of properties, working within our Client Services Hub answering inbound tenancy enquiries from our residents, and opportunities to participate in project work of interest to you.
You won't report to multiple owners, and you can be assured that we are serious about the long-term investment in maintaining the standard of our properties. We strive to balance providing a home for and potentially improving the wellbeing of lower income and vulnerable people, with the commerciality of working in a professional and sustainable business environment.
As a BHC Housing Manager, you will be working within a broader BHC team that includes a focused Resident and Communities Team, Facilities Management Team, Income Based Rents Team, Planning & Training Manager (P&TM) and NRAS Compliance Coordinator (where required), and Client Service/Allocations team members.

About You You will be a responsive and experienced Housing Manager (Property Manager), skilled in balancing the needs of your tenants with business sustainability (e.g. arrears management, vacancy days).
While your experience with all aspects of property management is important, you will also be able to demonstrate:
Excellent interpersonal skills, with the ability to effectively and sensitively communicate with a diverse range of client groups face to face, by telephone and in writing. Capacity to work with clients with complex needs. Confidence with the use of computers and proven ability to learn new software packages. Sound organisational skills with the ability to work to deadlines and manage multiple demands. The ability to effectively balance a community-minded outlook and the 'bigger picture' by assisting tenants to sustain their tenancies. The personal maturity necessary to work within the affordable housing industry, including strong emotional resilience and the desire to act as a positive role model. Possessing and maintaining a current drivers' license is required as access to company vehicles is available. Skills around property inspections (considered favourably).
