A Snapshot: As the Associate Vice President Real Estate, you will report to the VP Site Selection and work closely with the rest of the Customer Solutions Design and Innovation team as well as the regional Commercial teams, making your mark in a number of ways:
You will guide the expansion of AirTrunk real estate in new and existing countries throughout APAC and Japan.You will source and manage real estate transactions as determined by AirTrunk's expansion strategy throughout the Asia Pac Region.You will work strategically with internal and external stakeholders to source and qualify locations, drive the transaction process, identify and eliminate roadblocks, and provide updates to leadership and the wider organization.You will manage a team of direct reports and other key stakeholders to assess and draw conclusions from a wide range of real estate, engineering, construction, policy, planning, and business development considerations.Your day to day: Manage a team of real estate professionals and consultants to identify real estate opportunities and carry out site selection due diligence and feasibility initiatives.Drive the process of acquisition of real estate for all new data centres within the region:• Facilitate internal stakeholder input
• Engage with external parties
• Prepare business cases for executive committee
• Participate in legal negotiations
Engage with customers and key stakeholders to identify business development planning opportunities.Partner with internal stakeholders to obtain budget and manage projects to successful resolution.Review, approve, organize and facilitate contracts, non-disclosure agreements and letters of engagement related to site selection.Establish and manage the site selection due diligence budget.Evaluate management systems, current practices and site conditions relative to risk appetite, enhancing understanding of exposures and guiding implementation of processes to meet AirTrunk's expansion.Ability to consult, motivate and negotiate effectively with client groups, co-workers, employees, vendors, and contractors to take desired action.Partner with the commercial team to formulate and underwrite original and alternative structure approaches to real estate deals.Partner with the customer solutions team to build a customer information database, to inform site selection activities and identify locational hotspots.Provide routine updates to the leadership regarding progress and roadblocks to acquiring or closing real estate deals.Work with the planning team to develop high-level space planning and engineering solutions for potential new developments (feasibility stage).Consolidate, quantify and compare inputs, evaluate cost, design/build risk and schedule implications, and select regions and sites for development.Requirements: You have 15 years+ of strong real estate transaction experience with expertise in real estate acquisition and leasing in the Australia / APAC market, with key experience in Data Centre / Industrial sectors.You are willing to travel to other APAC regions.Ideally, you will have a relevant Bachelor's or Master's degree.You are familiar with data centre assets and ideally have experience with real estate taxation.You have strong quantitative and qualitative analysis skills.You have strong organizational, time management, and planning skills.You have experience successfully managing in a matrixed organization.You are a quick learner, self-starter and adapt to change.You have excellent communication skills in English.You are proficient in Office tools, including Outlook, Word, Excel and PowerPoint.The AirTrunk Culture Working at AirTrunk is a once-in-a-lifetime opportunity to fast-track your career and amplify your impact.
