Responsibilities include but are not limited to:


Develop and maintain working relationships with tenants and decision-makersCoordination and implementation of portfolio-specific tenant outreach programsAddress tenant concerns quickly, professionally, and economicallyAttend regular meetings with Senior Property Manager and key tenants to review property operationsMonitor work orders and preventative maintenance tasks, analyzing trends and recommending action plans to improve service deliveryReview, code, submit and track vendor invoicesPrepare purchase orders and service agreementsMaintain up-to-date data including tenant contact information, building records, lease file information, Fire Evacuation Plans, and Tenant HandbooksCoordinate tenant survey process, including annual action plan implementationMaximize recoverable income on a property-by-property basisPrepare tenant billingsMonitor and collect accounts receivables from tenantsWork with the Senior Property Manager to develop and manage operations within each respective property budgetAssist and support the Senior Property Manager in the preparation of monthly property financialsProvide recommendations and assist in the preparation of property budgets including a 5-year capital planInspect properties on a consistent basis and make recommendations based upon data collectedAssist with collection and coordination of market data, including market rents and operating expense estimatesCoordinate all phases of pre- and post-move in processOversee projects as requested by Senior Property ManagerSchedule meetings with vendors, and facility maintenance teams as neededRegularly review receivable reports and follow up on delinquent paymentsPerforms other duties as assigned by Senior Property Manager and Regional Property ManagerPerform all duties assigned to the Senior Property Manager in their absenceAbility to travel 15%Attendance is an essential function of the job POSITION REQUIREMENTS
Bachelor's degree in Marketing, Business, Real Estate, Finance, and/or Accounting preferredProfessional designation from BOMA, IREM, or CCIM is preferredMinimum of 3 years of experience in commercial real estate property managementAdvanced Word experience, including PowerPoint, Excel PivotTables, VLOOKUP, Teams, Zoom and Data Tables preferredAbility to multi-task and prioritize tasksExperience in the analysis of operational and financial dataPossess strong initiative and sense of personal responsibilityAbility to establish and maintain rapport with business community and interact with various levels of professionalsExcellent organizational, written, and verbal communication skillsBase Salary (based upon, and subject to, candidate experience): $73,000 - $88,000 (plus generous cash incentives)#J-18808-Ljbffr
