Our client is a developer with a landbank of properties across NSW in key areas. This portfolio hosts a mix of retail, office, and residential properties.
The primary function of this role is to deliver on all aspects of the administrative, financial, capital, and operations of the assigned property portfolio, which will vary through all asset classes. Your responsibilities include, but are not limited to, the following:
Working with Group Management and providing up-to-date portfolio information;
Communicating with tenants, including in relation to their leases and rental commitments;
Development of annual asset plan for each property, including capital upgrades and leasing strategies;
Planning and managing property maintenance;
Liaising with property and leasing lawyers, including in-house counsel, in relation to AFLs, leases, and lease issues;
Assisting with the planning, marketing, and leasing of retail, commercial, and industrial development projects;
Managing leasing agents, preparing leasing strategies, and reviewing leases;
Managing centre and property management teams and setting KPI's;
Coordinating permitted use approvals;
Risk management;
Coordinating the preparation and approval process of property operating budgets;
Implementation and operation of property management platforms and processes;
Monthly, quarterly, and annual reporting of the portfolio;
Monthly review of operating statements;
Assisting in the due diligence and assessment of potential acquisitions;
Financial analysis, market studies, and industry-standard reporting (i.e., variance reporting, discounted cash flows, IRR's, etc.);
Strategic determination of highest and best use for each asset, taking into account market conditions, planning laws, tax laws, leasing, and individual building factors;
Facilitating the sale of assets;
Managing insurance incidents, claim management, and policy renewal alongside the legal team.
Candidates from a retail asset management background who can deliver a strategic asset plan are invited to apply. A minimum of 5 years of experience in retail and/or office leasing experience to assist in managing and driving agents' performance would be desirable.
