THE POSITION The Asset Maintenance Officer, working under the direction of the Assets Manager, provides integral property management and maintenance for a portfolio of properties that spans the housing programs managed by Regional Housing Limited (RHL) in line with their policy and relevant operational and funding guidelines. The Asset Maintenance Officer will ensure the effective management of housing stock for the portfolio of properties as directed.
This is a fixed-term 12-month position for an Asset Maintenance Officer based in Townsville.
Your primary duties will include: Ensuring all property maintenance undertaken complies with regulatory requirements including Health and Safety guidelines and building standards, assisting with planned maintenance and Fire Safety Management Plans.Assisting with monitoring the maintenance budget for all planned maintenance and managing to adhere to the budget for critical and make-safe repairs and maintenance.Issuing work orders and managing all maintenance tasks for the portfolio as directed.Working cohesively with the Asset Management Officer, including but not limited to, implementation of the asset management plan, completing condition audits, and ensuring currency of all property leases.Working closely with other RHL teams to ensure consistency with legislation and statutory requirements, program guidelines, and RHL policy.Ensuring the company's asset management policies and procedures are appropriate, and significantly inputting into their review for the needs of the company and other stakeholders.Ensuring all aspects of regulatory compliance and the application of contemporary housing management standards for the organisation's portfolio including cyclical and responsive maintenance programs, health and safety compliance and risk minimisation, and fire safety management plans.Reviewing and maintaining portfolio inspections on a regular scheduled basis and reporting in line with statutory requirements, program guidelines, legislation, and RHL policy.Maintaining records, ensuring accurate and current data, and provision of reports, in accordance with statutory, program, and organisational reporting requirements, including housing, tenant and service administration, and ensuring complete customer confidentiality.SELECTION CRITERIA Highly motivated, achievement-oriented and innovative professional with tertiary qualification or extensive experience in a relevant discipline, who can lead and inspire a team to achieve strategic and operational goals.Experience in asset management, including knowledge of relevant legislation and regulatory requirements.Broad management experience including relationship development, financial literacy, people leadership and management, and performance monitoring and management. Sound experience in property or asset management.Working knowledge or ability to gain a working knowledge of the statutory requirements of the sector including relevant Acts of Parliament and other guidelines and standards.Demonstrated commitment to customer services through effective interpersonal, compassionate and empathetic people skills with a mature and calm approach to managing customers in crisis or distress.Experience working previously in human services is highly regarded.Good written and oral communication skills and the ability to negotiate and build relationships with a range of people.Sound computing skills across the range of Microsoft products and the ability to quickly assimilate knowledge of new computing and other systems.ESSENTIAL CRITERIA Current Queensland Drivers Licence.Successful pass achieved on Pre-Employment validation and assessment including but not limited to Police Check, employment history and background check, qualifications, and skills validation.Successful pass achieved on Queensland's Working with Children Check - Positive Notice Blue Card issued by Blue Card Services.Clearance achieved on NDIS Worker Screening Check (or state equivalent).HOW TO APPLY All applications are held in the strictest confidence.
